We have a lot of responsibilities as appraisers, but our chief duty is to our clients. Normally, for a normal residential appraisal, the appraiser's client is the lender ordering the appraisal, and often the appraisal is ordered by a third party the lender has hired in order to maintain independence. Appraisers have certain duties of privacy to their clients, plus strict rules and regulations to which we must adhere. So, as a homeowner, if you desire a copy of the appraisal document, you normally should get it from your lender and not the appraiser.

Other responsibilities include numerical accuracy depending on the assignment parameters, reaching and keeping an adequate level of competency and education, and naturally, the appraiser must bear a professional demeanor.
